Building management system

Enman is a system integrator and authorised dealer of the Tridium based Niagara BMS. This is a state of the art non-proprietary BMS system which can be maintained or serviced by many companies. Enman has implemented a large number of Niagara BMS in hotels, office building and shopping centre. The BMS display is ergonomically designed with hierarchy of control for ease and effective control of the building operation.

Enman’s recent experience in the Hotel/Commercial buildings

 

Stamford Plaza Hotel, Melbourne

Enman is currently working on the upgrade of the mechanical services, control system and are also implementing an energy management control system with guaranteed energy savings. The upgrade consists of;

  • Replace existing chillers with four state an utmost energy efficient and environmentally friendly chillers
  • Replace existing atmospheric boilers for building heating and domestic hot water with energy efficient modular condensing boilers
  • Replace the existing BMS with a non-proprietary state of the art web based Niagara BMS
  • Implement Enman’s long proven and cutting edge technology to optimise and control the HAVC plant including VSDs for major drives.

Victoria Hotel, Melbourne

This project is a registered ERF project for carbon credit.

This is an energy efficient old hotel with a decentralized chiller, boiler and air-conditioning system.

Enman are currently working on the improvement of the HVAC system to improve energy efficiency and provide increased reliability and redundancy of the HVAC system.

The upgrade includes;

The Oaks Hotel, Market Street – Melbourne

Enman is currently implementing a hotel energy management control system. This project was initiated with the guarantee of energy savings and is also registered for the Emission Reduction Fund.

The hotel has a very unique HVAC system with a centralised chiller plant room cooling a large number of air-conditioning units for both the heating and cooling cycle.

The project consist of;

Enman is currently working as project manager for the building upgrade as follows.

  • Chiller system upgrade. The old chillers are being replaced with the state of art chiller with variable speed drives.
  • The old hot water boilers. These are being replaced with state of the art modular condensing type hot water boilers

Northcote Shopping Centre

Enman is proud to be the project manager and instigator of this major upgrade of the shopping center, which can claim to be the most energy efficient, with state of the art of modern technology.

Enman conducted an energy audit and NABERS assessment of the shopping center to upgrade the shopping center Heating ventilation system (HVAC) and control system.

The owner’s corporation decided to go along with the recommended plant and control system upgrade and engaged Enman as the project engineer and manager for the entire upgrade.

Energy efficiency projects implemented are:

  • Rationalisation and upgrade of the chiller, AHU and packaged air conditioning system with the state of the art centralised chiller system and replacing DX system with an energy efficient chilled water system
  • Replacing an old gas fired boiler with a condensing type hot water boiler
