Building management system

Enman is a system integrator and authorised dealer of the Tridium based Niagara BMS. This is a state of the art non-proprietary BMS system which can be maintained or serviced by many companies. Enman has implemented a large number of Niagara BMS in hotels, office building and shopping centre. The BMS display is ergonomically designed with hierarchy of control for ease and effective control of the building operation.

Stamford Plaza Hotel, Melbourne

Enman is currently working on the upgrade of the mechanical services, control system and are also implementing an energy management control system with guaranteed energy savings. The upgrade consists of;

  • Replace existing chillers with four state an utmost energy efficient and environmentally friendly chillers
  • Replace existing atmospheric boilers for building heating and domestic hot water with energy efficient modular condensing boilers
  • Replace the existing BMS with a non-proprietary state of the art web based Niagara BMS
  • Implement Enman’s long proven and cutting edge technology to optimise and control the HAVC plant including VSDs for major drives.

This project has been registered for the Emission Reduction Fund

 

Victoria Hotel, Melbourne

This project is a registered ERF project for carbon credit.

This is an energy efficient old hotel with a decentralized chiller, boiler and air-conditioning system.

Enman are currently working on the improvement of the HVAC system to improve energy efficiency and provide increased reliability and redundancy of the HVAC system.

The upgrade includes;

The Oaks Hotel, Market Street – Melbourne

Enman is currently implementing a hotel energy management control system. This project was initiated with the guarantee of energy savings and is also registered for the Emission Reduction Fund.

The hotel has a very unique HVAC system with a centralised chiller plant room cooling a large number of air-conditioning units for both the heating and cooling cycle.

The project consist of;

The Oaks Hotel, Collins Street – Melbourne

Enman is currently implementing a hotel energy management control system to reduce the energy use of the hotel. This project was initiated with the guarantee of energy savings and is also registered for the Emission Reduction Fund.

The upgrade includes;

  • Replacing the old BMS with a web based non-propriety Niagara BMS
  • Variable speed drives for major motors
  • Implementing Enman’s energy management control system with curing edge technology for HVAC optimisation and demand management

Enman implemented the hotels outside air heating system with a gas fired hot water recirculation system. This system is operating successfully reducing the electric heating of the hotel and improving the comfort level.

Enman has just finished the second phase plant upgrade of the building. Scope of this development is

Enman is currently working as project manager for the building upgrade as follows.

  • Chiller system upgrade. The old chillers are being replaced with the state of art chiller with variable speed drives.
  • The old hot water boilers. These are being replaced with state of the art modular condensing type hot water boilers
  • HVAC upgrade. Improve the A/C system to improve the comfort level of the tenant.
  • Upgrading the old proprietary BMS to a new non-proprietary Niagara BMS to accommodate the new optimisation technique of chiller and boiler control.

Northcote Shopping Centre

Enman is proud to be the project manager and instigator of this major upgrade of the shopping center, which can claim to be the most energy efficient, with state of the art of modern technology.

Enman conducted an energy audit and NABERS assessment of the shopping center to upgrade the shopping center Heating ventilation system (HVAC) and control system.

The owner’s corporation decided to go along with the recommended plant and control system upgrade and engaged Enman as the project engineer and manager for the entire upgrade.

Energy efficiency projects implemented are:

  • Rationalisation and upgrade of the chiller, AHU and packaged air conditioning system with the state of the art centralised chiller system and replacing DX system with an energy efficient chilled water system
  • Replacing an old gas fired boiler with a condensing type hot water boiler
  • Energy management control system with optimum control of chiller, fans, HVAC and VSD with demand management, performance monitoring and reporting.
  • BMS: Replacing the old discrete analogue controller with a new state of the art Niagara BMS
  • Variable speed drive: Chilled water pumps and supply air Fans
  • HVAC upgrade to introduce economy cycle.

This major development was instigated by the management for the following criteria:

  • The life cycle of the HVAC, Chiller and Boiler plant
  • Reduced maintenance costs and reliability issues
  • Noise level reduction for the nearby apartments

Epping Plaza

The Epping Plaza is a medium sized shopping center located in a fast growing outer suburb in Melbourne, the growth and expansion of the Plaza highlighted the inefficiencies of the existing outdated air-conditioning system. The management has decided to address this issue to incorporate the latest state of the art HVAC system and Energy Management System controls and has appointed Enman to re-design and manage the entire system. This will incorporate the following key aspects.

  • Most energy efficient and environmentally friendly chiller
  • Replace heating system (heat pump) with energy efficient condensing boilers
  • Upgrade the existing BMS control to incorporate an energy management control system to provide
    • Optimisation of all controls for chiller, boiler, HVAC system
    • Energy and performance monitoring
    • Demand management system
    • Variable speed drives for pumps and fans

This new HVAC system will allow the centre to further enhance specific areas for the future as well providing greater controls and is expected to reduce the energy cost of the system by more than 50% as well as contributing to the company’s philosophy of reducing their carbon footprint and emissions by innovative technologies.

Enman’s responsibility for the project is;

  • Design analysis of the entire system
  • Develop specification of the entire system for mechanical, electrical and control system

  • Tender analysis and amendment of tender as required

Cardinia Council Aquatic Centre, Pakenham

Enman has conducted energy audits for a large number of council buildings including their aquatic centres. Enman was appointed Project Manager, Designer and verifier for the major energy efficiency upgrade of the aquatic center which was funded by CEEP. These projects are:
